Arrived onsite for maintenance on 5 roof top units. Confirmed operation and changed all filters. Checked belts and electrical. Added screws to several door panels that were falling off. All system working as they should.
Arrived on site to check out two problems inside of the store, the first problem is with a gas smell inside. Cycled all of the units and narrowed it down to the unit at the front left side of the store which is the one closest to the manager's office that is producing the smell. I went up on the roof and fired the unit off and confirmed that the unit does light, however they're the smell from the exhaust of the furnace is not normal. I opened up the heat exchanger compartment and found that the heat exchanger has cracks in the seams of the burner tubes, this is the reason for the foul odor as it is leaking exhaust fumes into the airstream and also adding extra airflow into the burner tubes which is causing the machine to burn inefficiently. I will place a request for pricing and availability on a replacement heat exchanger along with the associated materials that will be required.
